Thank you for allowing us to assist you in locating property for your customer. To our organization, our associates, affiliates and all personnel, this is a very important request. We will carry it out with the utmost respect for your position with your customer.
In order to do so, we ask that you provide us with as much detailed property criteria information as you can. The resultant Property Research (Preliminary Review) Report, prepared by our Research Staff, can then reflect what your customer is seeking – in order to not waste your time or theirs.
Our staff has been in the Real Estate, construction, legal and business world for many years. During that time they have made a lot of contacts and developed many business and personal relationships within the industry. Some of the properties you will receive for review will be gathered in this manner.
Our staff also researches local, state, and national listing services, newspapers, magazines, business web sites, plus other Broker, corporate and business sites. They correspond with personnel at the top property holdings and management organizations in the USA. Thus – you may be familiar with some of the properties submitted.
However, even if you or your organization are familiar with some of the offerings, we believe that our staff / associates could serve you effectively in negotiations and procurement of these and other properties, especially when we, most likely, are already friends and / or associates of the selling entity.
The report may contain two types of property - one where we are direct to the property owner and some property available - through us - but in conjunction with another listing Broker, property advisor, management firm, etc. Confidentiality Agreements and other documentation may be required plus a small number of property purchases may require the Buyer to pay our fees.

§ If your customer wants to obtain detailed information for the possible purchase of the property and / or seeks direct communication with the Seller / Seller’s representative, our organization will register the potential Buyer with the Seller. We will prepare the Fee Agreement documentation and present to you the Seller required Mutual CA/NCND between the Buyer and Seller.
§ When the above is accomplished, the direct Broker to the Buyer and the direct Broker to the Seller will introduce their respective customers.
§ At this time, hopefully, the initial steps toward a successful transaction will begin.
